Hi everyone! I moved in to my apartment 3 months ago in Santa Monica, CA. I signed a 1 year lease but now I want to move out again! I know I signed a legal contract and that I am liable to pay the rest of the year. But can I ask my landlord to terminate my lease early? If he says YES then what exactly do I need from him so that he can not make me pay after I move? What legal document(s)? Termination of Lease Agreement? Anything else? I want to move because I've been having problems since day one. My landlord promised me to take care of the stuff by the time I move in but nothing has happened. I've sent him several letters but he doesn't care. I found out he has a very bad reputation and might loose this property to the bank. He has violated several codes and is charging me $150 above max allowable rent. (Rent Control Units) Had I known this before I would have never signed the lease.
